Project Overview

Seeking a skilled 3D artist to create a detailed and realistic 3D render of a new townhouse development project. The project involves constructing 4 townhouses at the back of an existing building, which will undergo significant modifications including the addition of extra rooms and parking areas. The development also includes various amenities such as an indoor therapy pool, underground garage, movie theater, gym, pool area, BBQ area, bar, and an entertaining/dinner party room with a chef kitchen. Where the existing garage is on the property.

Project Details

Existing Building Modifications

* Lifting of Current Building: Add 3-4 rooms below the current structure and include a parking area.
* Indoor Therapy Pool: get rid of the current garage and turn it into a indoor therapy pool with adjacent parking. and an outdoor pool and bbq area.
* Second Story Addition: Add a second story above the parking area to connect with the existing house.

New Construction

* Underground Garage: Construct an underground garage in the current grass area (19.49m x 20m).
* Additional Facilities: Include a movie theatre and gym in the pool area. The gym’s roof will be the pool above to allow natural light through the water.
* Townhouses:
* Structure: Each structure has to be under 8.5m tall with the top of the roof area, roof There needs to be a 3m offset from the property boundaries.
* Dimensions: as shown in sketches
* Interior Layout: essentially there are 2 structures that mirror images of each other with each structure having 2 townhouses that have a basement, first floor, second floor and rooftop area that is half covered and half open, with an enclosed stair and toiler area, a courtyard and then an enclosed studio/bedroom. And a small outdoor kitchen in the open area with a pitched roof for solar panels and privacy between each townhouse. Also access for skylights to illuminate second floor bedrooms and allow fresh air.
* Outdoor Areas: units will all have a backyard with space for a spa.
* Staircases: A staircase will lead to the rooftop, and a round staircase will go down to the basement from each unit.
* Rooftop Features: Will have rooftop bbq and grassed area with half a slanted roof for privacy from the new rooftop and solar panel placement on the slanted roof tops.

Complex Amenities

* Pool and BBQ Area: A communal pool area and BBQ space.
* Entertainment Facilities: A small bar and an entertaining/dinner party room with a chef kitchen on the second floor.
* Visitor Parking: At least Two visitor car parks if we can fit them.

Architectural Style

* The townhouses will be built in the style shown in the attached pictures, featuring an A-frame roof. However I’m open to other designs that fit the character of the area

Deliverables

* High-resolution 3D renderings of the entire development from multiple angles, including:
* Exterior views of the townhouse complex.
* Interior views showcasing the layout and design of individual units.
* Detailed views of shared amenities and facilities.
* A virtual tour or animation (optional but preferred) demonstrating the flow and connectivity between different parts of the development.

Requirements

* Proven experience in architectural 3D rendering and visualization.
* Strong portfolio showcasing similar projects.
* Ability to work with architectural plans and specifications.
* Attention to detail and ability to accurately depict the described features and design elements.
* Excellent communication skills to ensure alignment with project vision and requirements.
